puzzlebird: I have attended similar courses on this. The idea is enlightening, but there’s significant risk investors need to manage carefully to suit everyone’s risk appetite. The learning will be much better when investing on the property for self usage.
Have you ever seen those infomercials about buying houses with “No Money Down?” They are really well done. They have all kinds of people offering great testimonials about how they have gotten rich, buying rental properties, with absolutely no money out of their pocket. You see this guy, standing on a street corner, talking to someone, and he says, “I own that one,” pointing to a beautiful colonial. “I also own that one next to it, and the one two doors down, and I’ll be closing on the one directly across the street from it, next week.” He then assures us that he has purchased 17 homes in the last eight or ten months, with zero money down on the properties. Plus, in many cases he’s also paid no closing costs.

HP’s stock price slumped 15% recently due to its CEO’s resignation. It is always good time to buy good company during its disaster time. HP’s intrinsic value is around 60 based on last 10 years growth.In addition, my company just outsourced its global tier 1 IT support to HP with a 7 year contract and potentially 20 years strategic partnership.

Forex trend recently
Market is looking for direction, or is waiting for something big. The trade just follows the economy data. Most of data from Europe or US is bad, so there is no trend for EURUSD etc. Difficult to trade, so no trade.

My comments on Singapore Property Market Now
Below is what I shared with some friends in a property investment program. It is purely personal opinion and recorded here as my reference in next 12 months.
If you look at current global economy. After the Euro crisis (just beginning), the Europe government start to take more conservative money policy to reduce its government debt, and German has been emphasizing it the second time. From my point of view, we are moving to an period where money will not be easier available, and the interests rate will hike after Australia etc. India increased its interest rates as well. How much do I paid for an HDB
I purchased one HDB 4 room flat in early 2006 with price of 268K SGD. The bank loan was paid off in end of 2009. The total cost including legal fee and interests is actually 293K SGD.
- Legal fee plus stamp duty: 6492 (2% of total cost)
- All interests paid: 19249 (7% of total cost)
- Purchase price: 268000 (91% of total cost)

Puzzlebird: this viewpoint coincides with Mr. Liu for next 2-3 years. Firstly, gold and property will crash; secondly, RMB will depreciate a lot; thirdly, USD will raise a lot! Hence, hold the cash (and some bond) for next 2 years, and consider 2011/2012 for entry for stock (2011) and property (2012?).
